Our homeownership program partners with qualifying families to buy homes with affordable mortgages. Habitat homeowners are involved in every step of the home buying process – volunteering with Habitat, getting to know our staff, and attending classes to become successful homeowners.

Is homeownership with Habitat right for you?

Habitat selects Future Homeowners for our Homeownership Program through three sets of criteria. If you are truly interested in being part of our Homeownership Program, please watch the video before you apply.

Income Eligibility Requirements

To build and buy a home with Habitat Broward, your household needs a certain amount of money coming in each year. This helps ensure you can comfortably pay for your new home and other monthly bills. Household size includes children residing in the home at least 50% of the time.

Household income is calculated based on the gross income (before taxes) must fall within the range for your family/household size. In general, an applicant must earn 60%-120% of area median income as established by HUD.

Habitat homes are sold at market value. Your monthly payment depends on your income situation. Not everyone pays the same amount. Your payment is set at one-third of your total monthly income before taxes. The payment includes the loan, taxes, insurance, and homeowner association fees.

There is a $40 fee when you submit your application. This pays for your credit report. Each person applying must pay $40. You must pay with a money order made out to Habitat Broward.

You must have at least $1,500 in an established savings bank account. With healthy checking account banking management history, we are looking at how well the applicant is managing their financial accounts.

To prove cash income, you must put your earnings into the same bank account every time you get paid. You must also report the cash income on your tax return (IRS Form 1040). This paperwork will help us check your income.

No, we do not use credit scores. Instead, we look at your good debt and bad debt. “Good debt” means accounts you pay on time. “Bad debt” means accounts that have gone to collections. Important, you can have no more than $2,500 in collections (or $5,000 if all collections are medical bills).
